April saw a 39% drop to 240 residential sales and days to sell increasing to 35 – up from 31 days in March. The median sale price was slightly down to $535K from $540,750 in March, but available properties for sale was still in the high seven hundreds.
Vendors generally prefer to list in the warmer months and less choice during the colder months tend to put pressure on prices. Buyers enter the market constantly – they invest in real estate and are not seasonal driven, but rather by limited choice.
