The average number of days to sell are at 40, but well presented properties create healthy competition and vendors are impressed with great outcomes. Buyers are keen to secure a place to call home and limited choice brings frustration as many end up in multiple offers.
The median sale price for June is down – $560K – 3.5% – on May whilst stock levels also dwindled to 699 – which creates an opportunity for would-be vendors to make most of the current market demand / conditions. A variety of new builds are entering the market and offer a little more choice with apartments / town houses or stand alone homes.
Investors are looking again as capital gains tax was dropped… good time to be on the market to sell…
